A costly lesson

In this world you have to be careful whom you be friends with. I knew someone whom was very nice to his friends, he even opened a credit card under his name for his friend to use because his best friend couldn’t be approved for one. Well, there is always a reason why credit card companies don’t approve his application. This is a friend whom he knew for very long and very well trusted. A few months later, my friend received the credit card statement and his eyes almost dropped out. The bill was for over $100,000. His friend had swiped the card with his careless attitude and raked up the bill to over $100K. And since my friend’s name is on the bill, his friend doesn’t really have to be responsible for the payment at all.

Poor my friend, he had to file for a bankruptcy. He owns a loan office himself where he shares the office with two real estate agents whom are also my friends. But now he has to close it down. My real estate friends had to move out and find another office because their names were not on the lease. Not just that, they will also have to print new business cards and redo all their Real Estate Custom Promotional Products because their phone number and address were no longer the same. I am guessing they may be donating the items with the incorrect information away soon.

So to all readers … do not ever open a credit card for your any of your friends, even though you know them very well. This is a very costly (time and money) lesson  my friend had learned and he swears that he will never ever do anything like that ever again.

Finally can relax

My real estate transaction will soon be closing.  Finally!  We had lots of downs going through this transaction.  The buyer has been giving us a lot of problems.  I am the listing agent for this Short Sale property.  All short sale properties are sold AS-IS.  No repairs.  Nothing.  But this buyer kept coming back to us for this and that.  And he kept saying that this is not a foreclosure but is a short sale.  He signed the short sale addendum which already said it is sold as-is and no repairs. 

But anyway, I managed to negotiate with the short sale lender and they agreed to some of the condition the buyer’s lender requested.  We are fixing the roof for them.  Finally … we will be able to close, tomorrow the buyer’s lender will fund escrow and hopefully by Monday it will be recorded.  This will be the end of my most stressful real estate transaction, most time spent, most driving needed and with the least income.

What I want for Christmas …

… is a one of the many Tag Heuer watches for women. *wink* *wink* *hint* *hint* Actually, I have been dreaming to own a Tag watch for the longest time. My mom used to own one but after moving and stuff, we couldn’t find it anymore. My father got it for her on her birthday.

So for this Christmas, I wish for myself a Women Tag Aquaracer just like the picture here. If I don’t see it under the Christmas tree from ’someone’, I might just place an order myself through TheWatchery dot com online website. I think as long as I get to close the real estate deal I am doing, I will be able afford it myself. I actually can’t wait for this escrow to be over as the buyer and his agent are giving us a lot of trouble and we weren’t able to close as early as we were expected. Hopefully *cross fingers* before Thanksgiving, it will be done.
