What is Reverse Mortgage?

When I first became a real estate agent, I was asked about reverse mortgage. At that time, I wasn’t sure what is a reverse mortgage. But now I do. This is a type of reverse loan especially for US homeowners 62 years or older to provide a source of steady income to cover their living expenses after their retirement by using the equity of their homes. Unlike the traditional mortgage, with a reverse mortgage you don’t have to make any monthly payments. Legends of the Demigods

Yes, I am done with Moonlight Resonance.  Sorry about my mistake.  My cousin told me that the last episode was 41 but actually it ended at episode 40.  It is indeed one of the best tvb dramas I’ve seen for the longest time.  I haven’t seen Heart of Greed yet, I may go back and watch it later at megavideo dot com.  As for now, I am watching Legends of Demigods at MegaVideo.  Starring Linda Chung (Chung Ka-Yan), Benny Chan (Chan Ho-Man) and Sunny Chan (Chan Kam-Hung).  It is a goo chong drama depicting the immortals and evil spirits.  I am watching episode 11 now, the final is 22.

Linda Chung has been in a lot of dramas I’ve been watching including Moonlight Resonance and A Journey Called Life and now this Legend of the Demigods.  She is one of the most popular actress now in TVB.  You will also get to see her in the upcoming TVB drama The Gem of Life.

2008 Christmas Holiday is coming up soon

In a blink of an eye, the Christmas Holiday will be here. It might sees like we are still three months away to Christmas, but three months pass by very fast. Have you though about which Christmas cards you will be sending out? Whether they are for personal or Business Holiday Cards for your clients, you can get them customized at The Gallery Collection. I heard this company is helping to donate personalized Holiday cards to Texas Children Hospital so that each patient will receive a Christmas card on their tray table during the Holiday Season.  This is a very nice gesture because it will help to bring a little Christmas spirit to them as well as their families.

I would prefer the Holiday photo card where I can insert my family picture in it. I don’t have too many friends and families to send to and some we only communicate once a year and I am sure that they would like to see how we look like, especially our two and a half years old son.  Regarding our family portrait, we are still waiting for the right one to be taken.  We had a few but they are not so nice so we hope to take a few more by beginning of November before we order our Holiday cards.

My bro’s trip to LA

Looking through some older pictures, I found a folder name ‘From JY Camera’. I was viewing them as if it was my first time looking checking them out. I have probably browsed through them rather quickly then forgot about them. My brother actually spent 5 weeks in United States. He was in NY and Boston for 10 days.

When he was in LA, we filled up most of our weekends. We visited Disneyland, California Adventure, Downtown Disney, The Flower Fields, Los Angeles Zoo, Getty Museums in Santa Monica and Malibu, the beach and more.

Here are some of the picture I found in the folder which has me in them. As you may know, you probably seldom see my picture here because I was behind the camera most of the time. But when my brother was here, he used his camera and snapped away some pictures of me and Brandon.

Free 30 days trial merchant account

If I ever own any business, I will definitely get a merchant account to accept credit cards.  I know how widely credit cards are being used nowadays especially for online transactions. Probably I will sign up with Merchant Advisors they offer a 30 days free trial. They also offer next day merchant funding by processing online. On top of that, you may able to get a free terminal for signing up. There is no contract to be signed and can be canceled anytime. This is convenient just in case if something happened and I can’t continue the business, and there is no penalty to close down the merchant account.

Moonlight Resonance Episode 37 & 38

I finished watching Episode 36 and still waiting for Moonlight Resonance Episode 37 & 38 in Cantonese version.  If you can’t wait for the Canto version and don’t mind the Mandarin version, you can find the above two episodes here

It is not that I don’t understand Mandarin.  I do.  But I don’t feel like watching a Cantonese drama in Mandarin is fun.  Just doesn’t feel the kick of the voice dubbing.  So I rather wait.  I think I read somewhere that Episode 41 is the final and will be shown this Sunday in Hong Kong.  I still have only 5 more to go to find out how this drama ends.  I can’t wait to see how the happy ending comes about.  Are you as eager as I am to find out too?

Unique Toddler’s Birthday Gift

Are you clueless of what gift to give to a toddler on his or her next birthday? I always try not to give toys as I am not sure if the parents like their children to have more toys. Sometimes I give books or merchandize gift cards. And sometimes I will give clothing which is lighter to mail, especially if I am sending the gift abroad.

But now, I have an additional item that I think I can give to kids from 3 to 14 years old. It is the personalized music CD from Kids Music Box CD. When I first heard about this personalized music CD, I thought we personalized it by choosing the songs we want and make it into a CD as gift. But no. It is not. It is much more exciting than just picking your own songs.

They actually personalized the child’s name into the songs. They have samples on their website for you to listen to. I found Brandon’s name and tested the CD with his name. It was fun to be listening to a CD that seems like is talking to you. They have nursery songs, religious, birthday, Christmas and more. For the sport fans, they have personalized baseball audio CD, football audio CD, basketball audio CD, hockey audio CD, soccer audio CD and even NASCAR racing audio CD. So if you want something different for a child’s birthday, may be this time you should get a unique personalized audio CD for him or her.

Potty Training Update 10/19

Sad news.  Potty training is still not successful.  He has been on underwear when we are at home for over 2 months now.  But sometimes he still wet in his underwear.  The thing is, when we ask him to go potty, he always replies, “No! No! No!”  He never says, “Yes” when we ask him.  He tells us sometimes, but most of the time is just too late.  He wet a little in his underwear.  That I can deal with, no problem.  But not with what I am going to write up next.

His sleeping schedule is quite successful.  *touch wood*  He has been sleeping between 9pm to 9:30pm.  He will drink his 9.5oz milk at 8:30pm.  Then we read and he goes to sleep.  This schedule has been working since more than a month ago.  I will take him to potty around 11:30pm then he will sleep through the night dry.  There was once or twice accidents within the first three weeks where he wet the bed.  It was OK.  He has to learn. 

But unfortunately, thing changed.  Between the last two weeks, I had to change his bedsheet four times in the middle of the night.

Night 1 - change bedsheet, mattress pad and mattress

Night 2 - change bedsheet, mattress pad and mattress; add a 24″ x 15″ protector liner underneath the mattress pad

Night 3 - change bedsheet, mattress pad and mattress; add another 24″ x 15″ protector liner; this time he wet towards the end of the bed where there was no protector liner

Night 4 - changed bedsheet, mattress pad and protector liner; mattress was safe this time

Luckily we have an additional mattress from the top bunk bed that is unused. So we exchanged it back and forth. Since the first night incident, I had to take him to potty at 11:30pm as well as at 2:30am. This is not what I want to be doing, just like back when he needed the midnight feeding. So I’ve decided to let him be on diaper for the night time. It took me probably more than 6 times changing his bedsheets to realize that I need my sleep than letting him be wear a diaper just for the night time. I really don’t want to put him back on diaper but for now, I think I had to. He is on his diaper now sleeping inside his room.

2008 REALTOR® Expo at Long Beach Convention Center 10/14-16

This year’s Realtor® Expo will be held in Long Beach Convention Center from October 14 to October 16. This is the state’s largest real estate trade show. There will be a lot of activities and events such as seminars, luncheons and talks besides the trade show. I have yet decided if I am able to attend. Since it falls on weekdays, Tuesday to Thursday, I will need someone to baby sit my boy for a few hours so I can visit the Expo.

I haven’t been to any of the Realtor® Expo since I started this business 5 years ago. They move the location around California State. It has been held in San Francisco, San Diego, Los Angeles and Long Beach. May be I can ask my husband to take a few hours off from his work to baby sit the boy while I attend it this year. May be I can trade his time with the Business Promotional Items I get from the exhibitors at the show.

Victor Park Torrance

Two Tuesday ago, we went to Victor Park with Brandon’s classmate from Parenting Class at Torrance Adult School. We arrvied at 10:15am. Actually we were late as I was trying to get Brandon to go to potty before we leave home and it took forever. It was a fine warm day. The park is rather new, probably put up less than a month ago. There are two playgrounds. One is a toddler size and another one which is higher probably for older children.

In the beginning Brandon run around the toddler’s playground. Then he followed his friend to the bigger one and I followed him. We went on the tunnel slide which he really likes. There is a sharp turn in the tunnel and that is the reason why I have to go down with him. He also started to learn how to climb the ladder type of stairs. He did fine until the last step. He was unsure where to put his feet. So I always follow him behind and hold on to his butt. I am very scare that he might miss a step and fall down.

That day wasn’t our first day at the park. Our first time there was on a Friday evening and the playground was really crowded. Brandon wasn’t up to it and we only stayed like 15 minutes or less. This time around, we stayed for 45 minutes before we left to eat lunch at Pat & Oscars. It was the first time I had a meal outside with him alone. We had a good time by ourselves. We even packed the leftover for our dinner that day.
